Home Inspections are ordered for several different reasons:
- Home Buyers wanting to determine the condition of the property they are contemplating purchasing.
- Home Sellers wanting to make improvements to their property, increasing the likelihood of a smooth transaction.
- Home Owners requiring documentation about the current condition of the home for their Insurance Company.
- Home Owners wanting oversight of Contractors performing remodeling and/or repair services to their home. (Inspector verifies and documents the work performed.)
All of these reasons require that the Inspector report as of the Inspection date, creating a “snapshot in time” of the home’s condition. None of these instances suggest that the Inspector is to determine the future performance of any element of the home. This simply cannot be done.
Why only a “snapshot in time”?
The answer is simple. It is impossible for any Inspector to predict the future performance of any item inspected. There are too many unknown forces that come into play (Mother Nature, Lack of Maintenance, Abuse By Occupants, Hidden Defects, etc.). This is the reason that a Home Inspection Report is never to be considered a warranty or guarantee of future performance.
Is there any protection against components failing after I purchase a home?
There are many home warranties available for Home Buyers. You can ask your Realtor for a Home Warranty, or you can consider adding a 100 Day Certificate to your Home Inspection report.
