Common Plumbing Deficiencies Found During Home Inspections
 
Water is one of the most common causes of damage to a structure. Whether it enters from the exterior or is caused by an internal problem, it can wreak havoc within a short period of time!
 
Kross Inspectors considers the Plumbing Inspection component of a Home Inspection to be one of the most important in order to detect current leaks and other hazards posing a risk of future leaks.
 
What are the most common plumbing defects found during a Home Inspection?
  • Stuck or Leaking Shut Off Valves: This is a sign of lack of maintenance. Shut off valves exercised regularly will last much longer without leaks! Ideally, working your shut off valves monthly will add years to their life!
  • Leaking Fixtures: These not only wasteKross Inspectors Common Defects your water supply, but they can cause plenty of damage to adjacent surfaces.
  • Loose Toilets: A loose toilet may not leak at the time of discovery, but being left uncorrected, it WILL leak water and waste some time in the future!
  • Clogged Drains: Clogged drains will sneak up on you quickly! Any indication of a slow or clogged drain should be investigated immediately. Blockage in the drain is the usual suspect, but sometimes it can be a red flag of a larger septic or sewer drain problem! 
  • Polybutylene Piping: Polybutylene piping may or may not be a problem at the time of the Inspection, but it has a history of failing without warning due to its composition. Replacing polybutylene piping is important not only to prevent that sudden disaster, but most insurance carriers will not cover a home with polybutylene piping installed!  
Users of the Home Inspection Report provided by Kross Inspectors need to keep in mind, even though an active water leak may not have been detected at the time, it is important to follow directions offered and take preventive measures in order to ensure problems do not surface as a result of lack of maintenance! Exercise shut off valves regularly, fix leaking fixtures immediately, and maintain your drainage system by cleaning out your pipes and treating septic systems regularly.  And remember, MOLD thrives with a water source indoors!
