Common Electrical Deficiencies Found During Home Inspections
|
Electricity was one of the greatest discoveries of mankind!
Without it, we would not be able to have most of the modern conveniences we enjoy today! (Lights, TV, Air Conditioning, Hot Water, Phones, and much more!)
Many potential problems and hazards come with this modern convenience!
Some of the most common electrical defects found during a Home Inspection:
- Damaged or Malfunctioning Ground Fault Circuit Interruption (GFCI) Outlets: This is by far the most common problem found within homes Inspected by Kross Inspectors! Without GFCI protection in certain locations (Exterior, Bathrooms, and Kitchens), the risk of shock due to water exposure is HUGE! These outlets should be installed in ALL exterior receptacles and all interior receptacles within 3 feet of a water source. They should be tested regularly and replaced immediately when failing!
- Inoperable Outlets: If an outlet does not work when tested, this can often be a simple fix, but left unattended poses a fire hazard if the fix is a wiring problem!
- Ground Connection Not Found (Outlets): When testing an outlet, the tester reveals a missing or broken ground connection. This adds risk of serious shock or fire hazards when plugging in appliances! All outlets should be tested periodically in order to determine if a hidden problem exists (like lightning strikes or rodents chewing wiring)!
- Unterminated Active Wiring: Many Sellers of properties take their favorite ceiling fans and light fixtures with them leaving exposed wiring posing a shock and fire risk! When fixtures are removed, the wiring should be capped off properly and secured in a closed junction box!
- Obsolete Electric Distribution Panels: Not only do some older panels present a safety hazard, but some can end up having your Homeowner's Insurance denied or canceled!
