Scheduling Inspection on Occupied Home Takes Teamwork!
The party in the transaction often contacting Kross Inspectors is either the Home Buyer or the Buyer's Realtor. Our team rarely has direct contact with the occupants prior to arriving. Therefore, it takes some effort on everyone's part when scheduling for occupied homes in order to ensure as thorough of an Inspection as possible.
 
Realtors in the transaction (Buyers and Sellers side) play an important role in helping home occupants understand the need for access to the property as well as informing them of how long the Inspection is anticipated to last.
 
Here are a few items to be relayed to occupants prior to the Inspection:
  • Time:  The typical inspection on an average single family home can take between 3 and 4 hours.  Letting occupants know this up front helps them plan accordingly whether they intend to be present for the Inspection or not!
  • Access:  The Inspector would like to have access to every room in the property.  This helps him/her keep from missing something important. If access to a room or area of the property is denied, the Inspector will mention this as a restriction within the report. 
  • Garage: Vehicles should be removed from the garage while the Inspector is doing his/her job.  We understand most people keep some storage in their garages, but making sure that storage does not blockKross Inspectors important components such as attic access, water heaters, air handlers, and electrical panels helps the Inspector conduct a more thorough examination of these items. 
  • Attic Hatches: All attic accesses should be clear for the Inspector to enter. Those in closets should have a clear floor space large enough for the Inspector to safely place a ladder.  Garage attic accesses should be unobstructed by storage or vehicles.
  • Appliances: Inspectors are restricted from operating appliances if they contain personal property due to the liability of damaging items stored in an appliance.  However, if the occupant is present and would like to take the opportunity to wash/dry a load of laundry or run a load of dishes, they are welcome!  The Inspector can document testing the appliances by watching the appliances cycle while the occupant is doing chores!
  • Hazards: If the occupant is aware of any damaged systems, electrical safety hazards, leaking plumbing components, etc, it helps greatly if those items are brought to the Inspector's attention PRIOR to beginning the assignment!  Notification can not only prevent a mess during the Inspection, but can save the attendees from risk of injury as well!
As you can see, it only takes a few minutes to properly inform the occupants of what to expect during the Inspection. This reduces the stress of having a home invaded by Inspectors and assists the Inspector in performing the most thorough Inspection possible!
