Inspecting Septic Systems
Private septic systems are designed to capture waste from the plumbing drains when hookup to a public sewer system is not available.  
 
Your typical Home Inspection includes a very limited evaluation of a septic system.  At most the Inspector can visually inspect the drain field and surrounding areas.  The Inspector will place as much of a water load as reasonably possible on the system during the Inspection as well.  This is done by operating multiple fixtures at the same time and observing any signs of potential backflow or blockage problems.  Common sense tells us that the typical 3-4 hour Inspection is not sufficient to fully evaluate the system under normal daily loads. (Showering, Bathing, Laundry, etc.)  
 
Why not any more invasive than this?  
 
A full evaluation of a septic system can only be performed after the tank is pumped and can only be performed by a Florida Licensed Septic Contractor.  The best method for evaluating systems is when a Licensed Contractor uses cameras to inspect the tank and lines.  Again, a Home Inspector is not properly qualified or licensed to perform these activities.
 
Fees for evaluations such as these range from $350-$500 depending on the location of the property and the Kross Inspectorssize of the tank. 
 
Most experts recommend that this service be performed every three years.  We recommend to ALL of our Home Buyer Clients to have this done during their Contract Inspection period if possible.  
 
Why not wait until the three years is up since the last service on the property? 
 
Things change.  Even if the last septic service was months ago, a Home Buyer cannot be assured that everything is fine.  Many events could have occurred causing a hidden problem (improper materials being flushed into the system, ground changes to the septic field, landscape changes, etc.).  The risk is too great to simply skip the step in order to save money.  "Peace of Mind" comes when a new Home Owner starts off with a "Clean Slate"!  Kross Inspectors can refer a local professional Septic Contractor to perform this service at the same time as our Inspection.
