Meet Redhead Lounge

Less than a year ago Erin Skalde opened Redhead Lounge, a must see boutique near Downtown Orlando.  The store is a perfect addition to the trendy shoppes and eateries that line the streets of orange avenue.  Erin came from a dance background and started designing jewelry as gifts for friends as she was traveling the world with her Hockey player husband.  When the orders never stopped coming, she knew it was time to expand.  She fell in love with the culture and diversity the downtown area offers and knew it was the right place for her boutique.

The unique shoppe is an eclectic space full of art and creativity! Join Erin at the Jewelry Bar to have your own custom piece made.  Don’t be fooled though, this is not just a jewelry store.  This boutique houses unique clothing, accessories, and artwork.  Stop in this month as Redhead gives back.  June 2nd -7th from 11am - 6 pm the store will be accepting donations for HiLite My Life and help Orlando women in need.  Bring your lightly used business attire, casual Friday wear, or upscale casual wear and take a look around!

Stirling Sotheby's Relocates

Due to the future developments around Lake Eola our locally renowned Downtown Stirling Sotheby’s Office on Lake Eola is moving.  Last year we opened our penthouse suite, the “Global Gallery” office, at the Premiere Trade Plaza.  We are finally making the transition to this beautiful office.  The concept is the same; but the location is a one of a kind office in the sky.  You can still stop in anytime to view our unique properties in Orlando and from around the world or just stop in to see the panoramic views from our sky terrace.  The Plaza is becoming a great place to visit as all of the new places open on the ground floor.  The options are growing; grab a flatbread pizza and a glass of wine at Urban Flats, an ice cream cone at Cold Slab Creamery, a sushi roll at Bento Cafe, an organic cup of coffee at Volcano’s Coffee Bar, or even enjoy a cigar at the Corona Cigar Bar while listening to some authentic Cuban sounds.  Opening soon is a NYPD Pizza and the Bola Italian Cafe.

Summer Ideas

Summer is here!  This is the perfect time of year to grab a couple cold cocktails and have a BBQ.  Outdoor living is what the Florida lifestyle is all about.  Adding a deck is not only a fun space for parties and family gatherings, it also adds value to your home.  

There are several options when it comes to decking material.  Pressure-treated lumber is the least expensive option, most widely used, structurally sound, and is resistant to insects and rot.  However, it is not the most environmentally friendly option and regular maintenance is required.  Redwood and Cedar are both beautiful options that are structurally sound, resistant to rot and insects, and environmentally friendly!  It is only a little more expensive than the first option, but much more visually appealing.  Of course a really beautiful sturdy deck does require regular maintenance.  Exotic Hardwoods are expensive but the most attractive option available.  They are environmentally friendly options that are resistant to rot, insects, fire, and skids.  These hardwoods are the least popular material for decking because of its difficulty to install.  Composites and Hard Vinyl/Aluminum are some of the most expensive options available.  They are available in a wide variety of colors and offer minimal maintenance.  However, they are structurally weak and less attractive than the hardwood. 

It is all a matter of preference; but a deck can add an attractive outdoor living area that is a must in today's home selling market.  According to Better Homes and Gardens a deck's lifespan is typically 10 - 15 years.  To ensure safety check the railings and supports at least once a year and clean and seal to maintain the beauty of the wood materials.  Make this your next weekend project!  Be sure to check with the city of Orlando to ensure your plans are allowed in your particular neighborhood and to get any necessary permits.

Kathryn StelljesI am happy to say the home prices are reaching affordable lows!  The median price of homes in Orlando was at $211,000 at the beginning of last month.  That brought the affordability index to 108.81%.  What does this mean?  People earning the median income in Orlando now are more than qualified to purchase a home in Orlando.  According to the Orlando Realtor Association the median income of $51,563 qualifies these buyers to purchase one of 9,104 homes for sale in Orlando.  That is a large number of homes!  Keep in mind that there are programs available for first time homebuyers who are unable to make a down payment.  As the first time buyer affordability index also increased to 77.38%, more buyers are able to take advantage of the amazing prices in today's market.    Contact me with questions about whether you are able to take advantage of these opportunities at kstelljes@stirlingsir.com 321.262.7921!
