Should you Purchase or Rent a Home?

Home ownership is often referred to as the "American Dream" and even with all the problems that have come from subprime loans and the slowing economy, our rate of home ownership is still the highest in the world.

Home buyers have the advantage now and are able to negotiate the best possible price from sellers. The average time on the market for properties in all price ranges is now an average of 90+ days.

Home sellers are adding incentives to the sale - like paying for some or all of the buyer's closing costs - making home improvments and one seller threw a car into the bargan!

Considerations for Home Ownership

Owning a home has long been considered a sign of success. Home ownership also provides great emotional rewards for many homeowners and brings with it the opportunity to improve an investment by upgrading the home and landscaping.

Unlike other investments that are based on the money invested, home ownership lets you obtain a return on the money you invested, as well as, money you borrowed. 'Leverage' is what attracts investors to real estate and rewards homeowners for living in and improving their homes.

However, in your decision to own or rent a home, you need to research the tax benefits and the ever-changing tax code. With the Tax Relief Act of 2001, many of the past deductions that were available are going to be phased out. For example property tax and home equity loans will no longer be available.

A Few Reasons to Consider Postponing Your Purchase

Buying a home is not the right choice for everyone. Some reasons why you should not buy include:

  • Being new to an area and not feeling comfortable about the right community to settle in,
  • Planning to relocate within a short time (2 -3 years),
  • Your job situation is not stable,
  • Your relationship with a spouse or significant other may change.
We offer many great rental properties and some of these come as a lease-option. Contact us today for a list of available single family and townhomes located in the best neighborhoods in the area.

So You Think You're Ready?

Once you have decided on taking the plunge into home ownership there are lots of other decisions you should make before starting your search.

The basic questions you need to answer are how many bed and bathrooms you need. This will determine in part the price ranges you are looking at. Next you need to choose an area and an alternate, just in case your dream home can't be found in the first.

Other questions include:

  • What style home is appealing?
  • What kind of yard makes sense?
  • How old should the home be and in what kind of condition?
  • Is new construction the answer to your dream home ideas or do you love antique homes?
  • What about a condominium?
Take some time to realistically set criteria; first based on your present and future needs in mind - then make a list of the amenities or extras and identify if they are truly necessities - if not - keep a 'wish list' for the future.

We are here to help answer many of these - show you what is available and give you financing options.

In our upcoming newsletters we will be discussing other home buying decision topics and an intro to the loan process.
