Expired Life Expectancy Of Home Components
 
Florida Home Inspector Licensing Law requires the Inspector to report on components and systems inspected which are found to be, in the Inspector's professional opinion, significantly deficient or are near the end of their service lives. (CLICK HERE to see Florida Law for Home Inspectors.)
 
So, how does the Inspector determine if a systemKross Inspectors is near the end of its service life?
 
The Professional Licensed Inspectors of Kross Inspectors use many different approaches to determining the service life:
  1. PROFESSIONAL CONTRACTOR REFERENCE: Our firm has excellent relationships with many licensed professionals from different trades. These contractors often give us the best estimates of service life when applied to our local climate and usage.
  2. INDUSTRY PUBLICATIONS:  The National Association of Home Builders and Fannie Mae both offer publications with national standards of service life for home/building components and systems. 
  3. EXPERIENCE:  Our Inspectors have the experience of over 40,000 assignments performed by Kross Inspectors since being founded in 2008.
It is very important to note here that if the Inspector determines a component or system has reached its useful life, he/she MUST report on it as required by Florida Law.  However, the decision to replace a component should be made after carefully reviewing all aspects with a licensed contractor with specialty knowledge in that component or system.  The contractor may be able to provide an extended service life by incorporating repairs rather than replacing!
