The amenities of Southcliff make for both memorable and incredibly varied days. Along our six miles of trails which connect all six of our residential neighborhoods, you can join the kids at the Children's Treehouse Village a special park full of fun for them. Later, you meet friends for a picnic at Twin Creeks Pavilion, enjoying an Adirondack chair around the stone fireplace.

When you are feeling more adventurous, grab some sleeping bags and a cooler and spend a night or two at Family Camp! You won't need a tent--the bunk houses will provide the shelter unless you want to sleep under the stars. Hike a little way up the trail to enjoy the views of Mt. Mitchell to the east and Mt. Pisgah to the west from another custom-crafted pavilion.

If the bright lights of the city begin to beckon, take the short, 10 minute drive from the manned gated security of Southcliff to everything downtown Asheville has to offer!

Visit Southcliff on these dates and tour homes by Biltmore Farms Homes, Longmeadow Homes and see the progress of the Townhome Lodges at Hawk's Branch.

Stop first at the Sales Lodge to meet on site agents, Jill Mire and Pam Snyder. Refreshments will be served and you can view the topo map of the entire Southcliff community.

Other activities for the weekend will be announced soon, including container gardening workshops to add color to your porches and decks! You will also have the opportunity to try out our trails and visit our parks and pavilions--so wear your walking shoes!

Many Homesite Buyers Find Advantages in Equity Strategy Financing Option

When obtaining financing to buy the lot for your new "dream home" make sure you consider all of your options. Sure, a lot loan may be the appropriate program for some borrowers but others may be able to save money by better utilizing the equity they already have in their existing home.

Typically most people are a little shocked at the higher interest rate they must pay on a lot loan. A typical 5/1 Interest-Only lot loan typically runs about 2.00 points higher than that of a 5/1 Interest-Only loan on a primary residence. Additionally, after speaking with their CPAs, most of my clients also learn that the interest on their lot loan is rarely tax deductible. Conversely, the interest on their primary residence is almost always tax deductible. Borrowers also learn that when they obtain a lot loan to purchase land they typically need a down payment for their transaction. A few years later when it is time to build, more money is needed down as a deposit toward their construction loan. Thus, lot loans tend to be costly, poor tax shelters and a vacuum for excess cash.

Now, what if I told you that I knew of a lot financing program that would enable you to obtain 100% financing on your new lot at a tax deductible rate of *5.25%. Sounds too good to be true, right? Let me introduce you to a different way of financing your new homesite: an equity strategy. I have found that most of my clients purchasing lots own their homes and typically have a good deal of equity in them. Additionally, they have fixed rate mortgages at rates of 6.25% or higher. When deciding to purchase a lot, they are planning to build their new home within 3-4 years and plan to sell their existing residence before moving. Imagine how cost/tax/cash effective it would be for those clients to refinance their homes into a 5/1 Interest-Only loan at *5.25% and kick out the cash needed to purchase the lot outright.

1) They are saving 2.00% (roughly) on the cost of the lot by borrowing against their home instead of obtaining a lot loan
2) They are using wise financial planning to lower the interest rate on the amount currently financed on their present home mortgage by over 1.00
3) They are also significantly lowering the tax effective cost of their financing because of the tax deductibility of their primary residence mortgage
4) They are purchasing their lot with cash and will have 100% equity that can be applied as the down payment on their construction loan (assuming they own their lot for one year prior to construction)
5) They have leveraged their purchase with 100% financing and are able to keep their cash invested in CDs, money market account, brokerage account earning interest

Before you buy that new homesite, give me a call. I will be happy to help you determine the most cost-effective way to finance the spot for your new "dream home".
