Radon In Florida? Really???
As the leader in the Inspection Industry, Kross Inspectors has opened a very controversial conversation with Real Estate Professionals and Home Buyers.  The conversation centers around Radon and why anyone should test a property as part of their due diligence when purchasing. 
 
Although Florida Law requires Real Estate Agents to disclose the possibility of Elevated Radon being present in any property, it isRadon Testing By Kross Inspectors surprising to hear many of the comments and questions among parties involved in Real Estate transactions when it comes to deciding whether to test!  Below are some factual answers to some of the most common comments:
  • I have sold more than 30 properties in this community and NEVER had a property with a Radon problem: FACT: 1 out of 5 properties in Florida tested reveal an elevated level of Radon. The comment above is mostly offered AFTER our test reveals an elevated level of Radon as a challenge to the test results. Our simple response is "How often have your Clients had a test performed in the community?"  The answer 100% of the time has been NONE.  FACT: You cannot know if a property is elevated WITHOUT testing!
  • I didn't think there was Radon in Florida:  FACT:  Radon is EVERYWHERE.  Radon is a decay product of the earth.  You cannot escape it without leaving the planet. FACT: Radon is the #1 cause of lung cancer among non smokers in the United States. (Long term exposure to even low levels of Radon presents a risk!)
  • I'm not worried about Radon.  All I have to do is open the windows to fix an elevated problem: FACT:  Properties with an elevated level of Radon can be mitigated very easily with common methods which are reasonable considering they are often a permanent solution to the problem. However, opening the windows IS one way of mitigating Radon. The reason it is not recognized as a true mitigation technique is due to practicality and common sense application. (1; The only way to know if you have to open the windows is to test. Radon is a colorless, odorless, and tasteless gas. Only a test can reveal elevated levels. 2; IT'S HOT! How practical is it to live with our homes open to 80%+ humidity with temperatures in the 90's to 100's most of the year?  3; MOLD.  Introducing increased humidity to your home, provides an opportunity for mold growth.)
In performing thousands of Home Inspections per year for potential Home Buyers we understand the concerns of all parties involved in the transaction. We realize the "Deal" may be at risk when elevated levels of Radon are found, but we do educate our Clients that there is a 20% chance of any potential purchase revealing an elevated level of Radon. Radon is NOT a "Deal Killer".  The fix is simple and often permanent. It should be considered in ALL transactions while performing due diligence due to the obvious health hazard.
