Pool Inspection Protocol

A swimming pool is a very popular feature of a home in Florida, with the best part being we can use it year round for relaxation, exercise and entertaining! 
 
Our Inspectors are trained in performing basic visual inspections of pool structures and physical testing of the associated equipment (pumps, water features, spas, heaters, remotes, etc.). Our Pool Inspection Protocol includes:
  • Structure (Damage, settlement, visible leaks, etc.)
  • Pool Deck (Damage, settlement, etc.)
  • Timer/Remote Control Operation
  • Pool Pump (Damage, leaks, excessive vibration/noise, etc.)Kross Inspectors
  • Pool Heater (Basic operation by engaging the system.)
  • Solar Panels (Attic and roof inspection looking for visible damage or leaks.)
  • Water Features (Operation with home owner controls and inspection of exposed piping for leaks.)
  • Screen Enclosure (Screens, framing, and tie downs.)
Of course, there are limitations placed on this part of our Home Inspection due to time constraints and the Inspector's level of expertise.  Keep in mind a Home Inspector is a Generalist and reports on visible deficiencies which may require further analysis and review by a specialist in that component. The swimming pool Inspection comes with the following limitations:
  • Equipment: As experienced home owners with pools ourselves, we know pool equipment (pumps, heaters, solar panels, remotes, etc.) WILL fail without any advanced warning.  That is, it may work at the time of the Inspection, but Inspectors CANNOT guarantee future performance. This is something every pool owner should be aware of and accept and plan for as responsibility of ownership. 
  • Pool Heaters: Although a pool heater may be functional at the time of the Inspection, it is impossible for a Home Inspector to determine efficiency within the time allotted. (For example, it typically takes an electric pool heater 24-72 hours to raise the water temperature 20 degrees!) A pool heater technician may be required in order to evaluate efficiency of the system. Further, a licensed pool heater technician uses specialized equipment which may find certain elements of the system are failing, even though it appears to be functional.
As we mentioned, Kross Inspectors offers the Pool Inspection as part of our Home Inspection without any additional cost, while other Inspectors charge extra.  Keep in mind the same limitations apply whether you pay extra to any Home Inspector, unless the additional service is performed by a Florida Licensed Pool Contractor and guarantees are in writing.  Furthermore, we encourage all Home Buyers to invest in a Home Warranty. Be sure to ask if the warranty covers the pool and equipment! (Ask your Realtor for more details.)
